How it works

When you receive an accepted offer, you forward us the contract. Same day, we acknowledge receipt and introduce your assigned coordinator. From there, your coordinator builds the file timeline, contacts every party (cooperating agent, lender, title or escrow company, inspectors), and keeps the file moving toward close.

We work inside the tools you already use: DocuSign, Dotloop, SkySlope, your email. We do not ask you to learn new software or change your workflow. What changes is that the administrative tasks that used to take you hours are no longer your responsibility.

What we cover on every file

Build the file timeline with all contingencies and critical dates per the applicable state contract form (REPC in Utah, TREC in Texas, CAR RPA in California, FAR/BAR in Florida, and so on).

Confirm earnest money receipt in escrow or the appropriate trust account.

Coordinate inspections, appraisal, and review of seller disclosure deliverables.

Weekly follow-up with the lender through final loan approval and Closing Disclosure issuance.

Review the Closing Disclosure against the commission demand and broker file requirements before signing.

Assemble the final broker file packet to meet state regulatory standards.

$350 per file, billed at close. No monthly fees, no setup fees, no cancellation charges. If the transaction does not close, no charge. The first file is free for agents trying the service for the first time.

For every state, we handle each file with the same level of detail, adjusted to the local contract form and the state's closing convention (escrow, title company, or attorney depending on jurisdiction).

What happens if the file does not close?
If the file does not close for any reason, no charge. Our compensation is aligned with your commission: we get paid when you get paid. The coordinator's work up to that point is on us.
